When we took over "The Old Manor" as it had been called previously, our new neighbours were in some fear as to what we would be doing with it; the previous owner had been hoping to sell to developers who had submitted plans for up to 25 living units on the site, and a natural mistrust had come about.
This page is the information that we gave to our new neighbours, and I'm proud to say that what we proposed and what we've ended up with are pretty darned similar!

From early 2006 ....
Planning

Although we plan to make minimal changes, we'll be applying for planning permission to change use from domestic to class C1 (Guest House or Hotel). We'll need to do this because we won't be living at Well House Manor ourselves, so we won't be able to run under "B&B rules".

Driveways
It's anticipated that we may need to move the entrance a few yards away from the town centre, and if that's the case we hope to improve visibility for traffic turning in and out of Well House Manor.

Within the property, we'll be laying a circular driveway and additional parking spaces to ensure there's no need for awkward manouevers on site, and that there's never any need for anyone to park on the road.

Disabled accommodation
A small extension at ground floor level to the current side entrtance porch will allow us to provide a downstairs toilet and bathroom for our disabled room.

Internal changes
The smallest of the first floor bedrooms will be split into two to provide en suite accommodtion for the two neighbouring rooms. This will allow us to take two other bathrooms and cut entrance doors from two other bedrooms, thus making all five upstairs room of good size and en suite.

Traffic levels
We expect traffic levels to remain much as they are at present; delegates on our courses already stay regularly at The Old Manor, and as far as they're concerned it's really just a change of management.

We already run our training business just up the road at No. 404, The Spa, and you're very welcome to come along and see us and how we operate there. You might even know some of our neighbours there - please feel free to ask them about us if you're at all concerned.

Other matters
We're aware that the property is surrounded by conifers which we have a legal liability (if requested by the neighbours) to reduce in height. It's our understanding, though, that all of the neighbours are happy with the trees at their present size so we're not proposing any changes unless requested.
